Do not assume two advertised prices include the same work. Ask for the specification, exclusions, allowances, payment structure and completion conditions in writing. For residential building work of $30,000 or more including GST, Building Performance says a written contract is required. Check the exact location

Inspect the exact address at different times of day. Test the trips you expect to make, check current works, and confirm the home's access, parking, drainage, easements, covenants and service connections in the documents for that property.

Transport planning is relevant, but it is not a guarantee of a commute outcome. Selwyn District Council says vehicle movements through Rolleston are expected to rise from about 24,000 to 33,000 a day over the next 20 years. Its Rolleston access improvements updatealso describes the planned SH1 bridge and local road works, with the project scheduled for completion by the end of 2028.

Investor checks

A new home can be one option for an investor, not a guaranteed outcome. Test rent, vacancy, insurance, rates, management, body corporate costs where relevant, lending and resale assumptions using the exact property and a conservative budget.

If you will rent the home, all residential rental properties have needed to comply with the Healthy Homes Standards since 1 July 2025.
